I got involved with short term rentals after being asked to help with marketing for direct bookings for over 160 properties throughout Colorado. This has given me a lot of insight into what the real struggles of vacation rentals are and also what makes a vacation rental profitable.

We have some of the highest earning vacation rentals in some areas in Colorado. We believe that by sharing this information with every vacation rental owner we can improve our industry and we can all do better.

First… do you know why so many people who get into vacation rentals end up working too many hours and making less than what they expect to make?

It happens all the time.

This is a classic story and it’s exactly what happened to Philip and Evan when they first started hosting on Airbnb.

They thought vacation rentals were as easy as posting a listing on Airbnb and collecting payments.

Then they started making all kinds of common mistakes most vacation rental owners make like trying to get more bookings without screening their guests thinking that more bookings equals more revenue…

… but that’s a big mistake!

Common Mistake #1

Do you currently have a guest screening system in place?

If you don’t have a guest screening system in place and are just looking to fill up your calendar with bookings you could be inviting people that may disrespect your property to say it politely.

You can ask Philip and Evan about the time they had to clean up 💩 from a hot tub because they didn’t screen their guests… since that incident, they’ve developed a system to ensure they are hosting high quality guests that wouldn’t throw parties or damage their properties.

Common Mistake #2

Are you spending too much on maintenance costs?

When Philip and Evan started hosting on Airbnb, they were doing laundry at the house thinking they could save the expense of a laundromat, until they found that a residential washer and dryer wouldn’t keep up with the commercial use of a vacation rental.

They found that long term it was cheaper to use a laundromat for linens than the cost of having to replace their residential washer and dryer every time they prepared their home for the next guest.

They found that hiring a handyman every time something small would break was too costly, but if they didn’t hire a handy man, they would often spend too much time managing the property…

Common Mistake #3

Are you wearing all the hats trying to self manage your vacation rental(s)?

When you are starting out with one or two properties, you may be able to self manage… but if you want to scale and grow your portfolio, you have to think like a business owner…

That’s why Philip and Evan started building a team so they didn’t have to work 100+ hours a week replying to guest inquiries, managing cleaners or making small repairs (clogged drains, changing lightbulbs, lockouts, etc.)…

Hiring a full time maintenance crew isn’t feasible when you only have a handful of properties… which is why they started to partner with other vacation rental owners and built a system to help other owners make more from their vacation rentals and free up time…

That’s how they became professional airbnb property managers…
